Country properties are where generalists get it wrong.

Buyers for these properties are found, not waited for. The right buyer might be an equestrian family, a builder, an investor in land, or a city family buying a generation of privacy. Each reads the same property differently, and each is reached differently.

Diligence is the negotiation. On rural transactions, the side that understands the water, the waste, the zoning, and the moraine first usually writes the terms.
